1. Promotion Period
1.1 The 77 Matipo Road 5% Yield Guarantee Promotion (the “Promotion”) is valid from 19 May 2026 until 8 June 2026 (the “Promotion Period”), unless withdrawn earlier in accordance with these terms and conditions.
2. Promotion Overview
2.1 During the Promotion Period, selected purchasers of the Eligible Property may be eligible for a 5% gross rental yield guarantee for a period of five years from settlement, subject to these terms and conditions, the Rental Guarantee Deed and the Property Management Agreement.
2.2 The Promotion is intended to assist investors seeking a long-term residential investment property with greater rental income certainty.
3. Eligible Property
3.1 The Promotion applies only to the following property:
(a) Unit 2, 77 Matipo Road, Te Atatū Peninsula, Auckland (the “Eligible Property”).
3.2 The Promotion applies only to the Eligible Property and does not apply to any other Wolfbrook development, property or stock unless expressly confirmed in writing by Wolfbrook.
4. Eligibility
4.1 To be eligible for the Promotion, the purchaser must:
(a) enter into a new Agreement for Sale and Purchase (“SPA”) for the Eligible Property during the Promotion Period;
(b) sign the requisite Rental Guarantee Deed (the “Deed”) prior to confirming satisfaction of all purchaser conditions under the SPA;
(c) confirm satisfaction of all purchaser conditions under the SPA that are for the purchaser’s sole benefit;
(d) enter into a Property Management Agreement with Wolfbrook Property Management Limited appointing Wolfbrook Property Management Limited as property manager for the Eligible Property for a minimum term equal to the term of the rental guarantee; and
(e) allow Wolfbrook Property Management Limited to source and approve tenants for the Eligible Property in accordance with the Property Management Agreement.
4.2 No Promotion benefits will be provided if the SPA is cancelled, terminated or does not settle.
5. Rental Guarantee
5.1 Subject to the terms of the Deed and the Property Management Agreement, Wolfbrook will provide a rental guarantee intended to deliver a gross annualised rental yield equivalent to 5% of the purchase price of the Eligible Property for a period of five years from the settlement date.
5.2 The guaranteed weekly rental amount will be calculated by reference to the purchase price of the Eligible Property.
5.3 Subject to the Deed and Property Management Agreement, the rental guarantee operates by covering:
(a) any shortfall between the guaranteed rental amount and the rental income received from approved tenants; and
(b) vacancy periods to the extent provided for in the Deed.
5.4 Any guarantee calculations, payment timing, exclusions, vacancy treatment, tenant approval requirements, default events and cessation rights are governed exclusively by the Deed and the Property Management Agreement.
5.5 In the event of any inconsistency between these terms and conditions, the SPA, the Deed or the Property Management Agreement, the Deed and Property Management Agreement prevail to the extent of the inconsistency.
6. Property Management Requirements
6.1 The Promotion is available only on the basis that:
(a) Wolfbrook Property Management Limited remains appointed as property manager for the Eligible Property during the applicable guarantee period; and
(b) the purchaser complies with the terms of the Property Management Agreement and the Deed.
6.2 If the Eligible Property ceases to be managed by Wolfbrook Property Management Limited during the guarantee period, the rental guarantee and any associated Promotion benefits may cease in accordance with the Deed and Property Management Agreement.
7. Additional Information
7.1 The Promotion:
(a) applies only to new SPAs entered into during the Promotion Period;
(b) is limited to the Eligible Property and is subject to availability;
(c) cannot be combined with any other Wolfbrook promotion, rebate, cashback offer, discount or incentive unless expressly agreed in writing by Wolfbrook; and
(d) s not transferable or redeemable for cash except where expressly stated otherwise.
7.2 The 5% yield referred to in marketing material and these terms and conditions is a gross rental yield calculated before property management fees, GST, rates, insurance, maintenance and other ownership costs.
7.3 Marketing material is indicative only and does not constitute a contractual offer. The SPA, Deed and Property Management Agreement govern the transaction and prevail in the event of inconsistency.
7.4 Wolfbrook reserves the right to amend, suspend, extend or withdraw the Promotion at any time prior to entry into a binding SPA that expressly records the Promotion. Any amendment, suspension or withdrawal will not affect SPAs already entered into unless required by law.
